Submit Your Rental Application – Complete the rental application form with all required personal information.

Provide Required Documentation – Submit the necessary documents, including your ID, proof of income, rental history, and any other requested materials.

Pay the Application Fee – If applicable, pay the required application fee.

Background, Credit, and Income Verification – Allow us to conduct background checks, verify your credit, and confirm your income to ensure eligibility.

Wait for Approval – Once the review process is complete, you will receive a decision regarding your application from the property manager.

Securing Your Home

Once you’ve been approved and have had a chance to speak with one of our team members, we will send you the Lease Agreement electronically for you to review and sign. It is crucial that you read the entire lease agreement thoroughly to ensure you fully understand all of the terms, conditions, and fees before signing. Please pay close attention to the following key points:

Lease Dates – Verify that the start and end dates of your lease are correct. Any discrepancies should be addressed before signing.

Cancellation Periods and Requirements – Review the terms related to lease cancellation. Make sure you’re aware of any required notice periods and conditions that may apply if you need to cancel your lease early.

Resident Responsibilities – Ensure you understand your obligations as a resident. This includes maintaining the property, following all community rules, and adhering to any maintenance responsibilities outlined in the lease.

Rent Due Date and Late Payment Penalties – Confirm the due date for your rent each month. Pay attention to the penalties that apply if rent is paid late, including late fees and any grace periods provided.

Payment Options – Review the different payment methods available to you, including text-to-pay, auto-pay, online payments, or other options, and make sure you’re familiar with how to submit your payments each month.

Home Care Standards – Take note of the condition the property should be in when you move out. This includes cleanliness, repairs, and any other requirements to ensure you avoid any cleaning or damage fees when vacating the property.

Move-In Preparation and Orientation

Now, it’s time for your Move-In Orientation, designed to give you all the essential information about your new home and what it means to live with us—efficiently and conveniently.

Once you’ve completed the Move-In Orientation, your lease is fully signed, all move-in funds are paid, and your identity has been verified, you’ll receive the lockbox code to retrieve your keys.
